NBHA administers federally funded programs to help low-income families, seniors, and persons with disabilities access safe, decent, and affordable housing in New Braunfels and Comal County.

Rent assistance for housing you choose

Section 8 / Housing Choice Vouchers

NBHA's Housing Choice Voucher Program (HCV), formerly Section 8, offers low-income families the opportunity to choose affordable rental housing within the City of New Braunfels and Comal County. The program provides tenant-based assistance — meaning the voucher stays with the family, not the unit.

How the Program Works

Apply & Join the Waitlist

Submit an application through the NBHA Applicant Portal. Due to limited funding and voucher availability, applicants should expect to remain on the waitlist for approximately three to five years.

Eligibility Appointment

When your name reaches the top of the waitlist, you will be contacted by mail to attend an eligibility appointment. NBHA will verify your income, family composition, and other qualifying criteria.

Receive Your Voucher

Once determined eligible, you will receive a voucher and be required to locate a qualifying rental unit within the program's payment standards.

Unit Inspection & Lease

Submit required documents for approval. The unit must pass an initial inspection. Once approved and the lease is signed, NBHA begins making housing assistance payments directly to the owner.

Income Eligibility

Comal County median income: $74,100. Comal County median income (FY2025). Income limits are adjusted for family size.

Low-income

Annual income does not exceed 80% of the area median income.

Very low-income

Annual income does not exceed 50% of the area median income.

Extremely low-income

Annual income does not exceed 30% of the area median income.
